Renovation Finish Selection
Every finish specified and scheduled, so the trades can order from one document.
Ideal client
A homeowner mid-renovation — kitchen, primary bath, or whole-floor remodel — who has a contractor and a deadline and is being asked to make 40 finish decisions in two weeks. Budget is real; the cost of indecision is a stalled job.
Problem solved
Renovation finish decisions are interdependent, irreversible, and time-pressured. A wrong tile choice is a demolition event.
Exact deliverables
- A Finish Schedule (PDF, room by room, line by line) specifying every selection with brand, product name, SKU where available, color/finish, size, and quantity basis. Covers as applicable:
- Flooring (material, size, direction, grout)
- Wall and floor tile (with layout/pattern direction noted)
- Countertops (material, edge profile, thickness)
- Cabinetry (door style, color/species, hardware)
- Plumbing fixtures (all)
- Lighting fixtures (all, with quantity and mounting notes)
- Cabinet and door hardware
- Paint (walls, trim, ceilings, cabinets — with sheens)
- Metal finish strategy across the whole space
- A Finish Board (visual, print-quality PDF) so the client and contractor can see the combination.
- A Trade Packet — the schedule reformatted as a plain, unbranded spec sheet the contractor can order and build from.
- Two alternates for any item flagged as high-risk on lead time or budget.
- Two live calls: a 45-minute scoping call at start and a 45-minute presentation call at delivery.
- A decision-sequence list — which selections must be locked first to keep the job moving.
Required client inputs
- Contractor’s scope of work and, if available, the construction drawings or plan.
- Room dimensions and existing conditions photos.
- The renovation budget with the finish allowance stated separately.
- Contractor’s deadlines for each selection category.
- Any selections already made or already purchased.
- Contractor’s name and email if Carolina is permitted to send the trade packet directly.
Meeting requirements
Two calls, 45 minutes each, both included.
Turnaround
10–14 business days from receipt of complete inputs and scoping call. Rush delivery (7 business days) available at +35% when Carolina’s calendar allows.
Revision limit
2 revisions. Round one may change up to 8 line items; round two up to 4. Requested within 21 calendar days of delivery. Changes driven by contractor-discovered site conditions after that window are quoted separately at an hourly rate.
Explicitly out of scope
- Ordering, purchasing, freight, receiving, or returns.
- Construction management, scheduling, or site supervision.
- Site visits or measurements.
- Structural, mechanical, electrical, plumbing, or code review — the contractor owns all of this.
- Verifying that a specified product is in stock at time of purchase (lead times move; alternates are provided for this reason).
- Permit or inspection matters.
- Any warranty on installed materials or workmanship.
- Furniture, rugs, art, or decor (that’s Offer 3).
Delivery format
PDF Finish Schedule + Finish Board + Trade Packet, emailed; two Google Meet calls.
